20 years of gym rollouts delivered on time, and on budget
Project Overview
The Gym Group opened its first site in Hounslow in 2008, with Guildford and Vauxhall following soon after – the start of what became the UK’s low-cost gym model. Matrix Consult came on board in those early days, brought in for project management and cost consultancy as the business worked out what a nationwide roll-out would actually take.
Nearly two decades on, that’s exactly what it’s become: over 250 sites UK wide, run on the same twelve-week build programme regardless of what the building started out as. There isn’t much margin for error at that scale, which is why getting the planning right from day one still matters as much now as it did with site number one.

A roll-out at this scale only works with consistency. We’ve used the same JCT Standard Form of Contract and the same framework of contractors site to site, the same cost discipline, and the same build programme – so each gym opens on time, whatever the building started life as.
Cost studies and value engineering run throughout, keeping each site within the £600k–£1m range without compromising what The Gym Group needs from the space.
The Outcome
Today, The Gym Group has over 250 sites UK wide. Matrix Consult has delivered more than half of them – industrial units, new builds, conversions, each one run to the same twelve-week build programme.
Matrix Consult knows the brand, knows what “good” looks like for them, and has grown alongside the business as it’s expanded – nearly two decades on from those first gyms. There’s more in the pipeline, and the same standards apply to whatever comes next.
